Architectural Guidelines

Wilson’s Beach Estates is located in a picturesque setting near the southeastern shores of Gull Lake. The community’s natural landscape contains a creek, wetlands, forest and open space. The goal of the development team is to preserve the intrinsic beauty of the land and at the same time create a welcoming and friendly place to live. 

 

Zoning 

Wilson’s Beach Estates is zoned as Residential Lake Area District and all development must comply with Lacombe County zoning bylaws. Each property may have a single family dwelling, one or two stories, with attached garage and an accessory building up to 1200 SF. 

 

SITE PLAN VISION AND HOUSE SITING

Wilson’s Beach Estates has been designed to allow for optimal solar orientation for every home. Staggered house pads ensure that no resident’s immediate view is the back of his or her neighbor’s house. Homes will have an east-west axis to maximize southern exposure. They will be designed to be attractive and welcoming from the road, but typically will face to the south rather than the road. Setbacks vary from lot to lot. Setback dimensions and buildable areas for individual lot plans are available from WBE. See downloads tab for sample designs suitable on WBE lots. 

 

HOUSE DESIGN

Craftsman Style has been designated as the design standard for Wilson’s Beach Estates. Think gable roofs, extended eaves, columned porches, wood-look siding, stone accents, exposed beams or rafters,inviting entries, colors in field and forest shades, simplicity, functionality and fine craftsmanship. Elements of the Arts and Crafts movement and contemporary interpretations of Craftsman styling are also appropriate.  Homes will be simply massed, balanced and solidly grounded. They will be finished and trimmed with natural-looking materials. Garages will be set back from the houses. Although each home will be different, similar architectural elements will connect them, creating a harmonious streetscape.

 

NOT PERMITTED

RVs, boats, commercial vehicles parked or stored. Home businesses involving client visits, outside storage, non-resident employees. Mobile homes. Secondary suites with plumbing or kitchens.  ​​​
